In August 2004, the national homebuilder, D.R. Horton, announced that it intended to purchase the golf course and redevelop the fairways with 1,400 new homes. It would additionally rezone and sell several of the fairways as sites for 210,000 square feet of commercial buildings.
In May 2018, the Jacksonville District of the U.S. Army Corps of Engineers received a permit application for a Department of the Army permit pursuant to Section 404 of the Clean Water Act as this project would affect waters of the US (wetlands) associated with Pottsburg Creek. As of July 2018, new residential communities and road improvements began. The residential communities will be built in three phases. Phase 1 (Meadow Walk) consists of approximately 143 single family homes; Meadow Walk residents began moving into the neighborhood as of August 2019. Phase 2 and 3 (Bay Pointe) will have 200 townhomes off Baymeadows Circle East and 204 townhomes behind Los Prados. See the phases here and the site plan here.
As of February 2021, the developer has also asked to rezone 3 additional areas. Here are the site plans for up to 16 more homes at Mallard Creek and up to 46 more homes at Terrace Pines. *We have not yet received the third site plan, but will add it when received.
The developer’s plans also include road improvements on Baymeadows Circle West that will be bring that street up to city standards. This means, curb & gutters, sidewalks, lighting and re-mill and paving.
Baymeadows Park, a $15 million, 6-acre mixed-use urban village will be developed between Baymeadows Circle West and Baymeadows Circle East by Joyce Development Group. There will be local restaurants with outdoor dining, such as Starbucks and First Watch, as well as a hotel with approximately 120 rooms. Stratford Management Company has purchased and is developing the Old Inn of Baymeadows. Work began in Oct 2018 and apartments are available for rent as of March 2021. The existing buildings have been restored and transformed into modern studio apartments called Lofts at Baymeadows, which will be available for $900+ monthly. Improvements include: a third land westward to provide three continuous lanes from BCE to the interstate, a new light at Baymeadows Circle West, two turn lanes into BCE, a turn lane from BCE to BCW as a stacking lane entering the neighborhoods and Baymeadows Park, islands to restrict traffic flow north and south at Western Way, and improved light timing at BCW.
